Menlyn Maine Residences

Menlyn Maine Residences, an upscale residential project, is situated in Menlyn Maine Green City, Pretoria’s inaugural live, work and play precinct.


This development is part of a precinct which has been developed to combine office, residential, retail and entertainment while densifying the previously low-density residential suburb. The location offers convenient access to various facilities within walking distance, such as the Sun Arena, casino, shopping centre, supermarkets and restaurants.

This project has been meticulously designed and developed to comply with the certification requirements of the 4-Star SA Multi Unit Residential v1 Design rating.

The development comprises two phases. Phase one includes both a high-rise and low-rise building, with the high-rise having 17 floors and the low-rise having 4 floors. The second phase features another high-rise building. Occupants enjoy a range of amenities including parking, a lobby area, gardens, rooftop bar, restaurant and pool area.

Sustainable building features include

  • Interior finishes that have been selected minimise the contribution to levels of Volatile Organic Compounds within dwellings and common areas.
  • A dedicated storage space with easy access is provided to facilitate the recycling and collection of office waste.
  • The site’s ecological footprint was minimized by utilizing a site situated within a municipal approved urban edge and by redeveloping a previously occupied site.
  • All thermal insulants used for the development have an Ozone Depletion Potential (ODP) of zero, to eliminate any contributions to long-term damage to the Earth’s stratospheric ozone layer.
  • Light pollution is minimized by designing outdoor lighting so that no lights shine directly up into the night sky.
  • Sub-metering of major energy-consuming systems is in place. Gathering information is key to understanding and managing building systems and to assess opportunities for energy savings.
  • Minimisation of Greenhouse Gas Emissions associated with operational energy consumption is reduced by 69%. The use of energy modelling of the Occupant was performed in the design stages of the Occupant and compared to a notional Occupant model.
  • The Development has a well-lit dedicated pedestrian network allowing access to amenities such as shopping centres, hotels, gyms, entertainment facilities and restaurants. It has bus stations within the precinct connecting the development to other major suburbs.
  • Sub-metering of major water uses, and each dwelling is installed to facilitate on-going management of water consumption.
  • Potable water consumption for landscape irrigation has been reduced through the use of water-wise landscaping and efficient irrigation systems.
  • The development is designed to minimize stormwater run-off to, and the pollution of, the natural watercourses through measures incorporated in the precinct-wide design and construction.
  • The project has reduced the absolute quantity of Portland Cement by 30% across all concrete uses during construction. This results in a reduction of the embodied energy and resource depletion which associated with concrete with a high Portland Cement content.
  • All steel used in the project has a post-consumer recycled content of at least 90%
  • Throughout the construction phase, the project used materials which are extracted, harvested and manufactured within close proximity of the site – reducing the economic and environmental harm of transportation.
