Balwin HQ
The new Balwin HQ is located on Corlett Drive in Birnam Johannesburg. It is a major refurbishment of an iconic Creative Council building along the M1 highway.
7Located in an urbanized context adjacent to the Melrose Arch development the building is made up of four basement levels and five office floors. The project has been awarded a 6 Star Office Rating for Design and Net Zero Carbon Level 1 (Design) and is targeting a 6 Star Office Rating As Built, Net Zero Carbon As Built and Net Zero Waste Level 1 (Construction Waste).
The redevelopment has seen the removal of three cones and the creation of two new floors under the elevated concrete box. An additional roof space was created to accommodate a more offices, meeting areas and a canteen. The lettable area of the building has increased from 2200m² to 7656m².
The project has diverted 97.14% from Landfill during the construction period, and has offset the remaining 2.86% by purchasing waste related carbon credits, in order to achieve the Net Zero Waste Level 1 (Construction Waste) certification.

Sustainable building features include
The project prioritized the minimization of construction site waste through reduction and reuse. Given the substantial refurbishment that the building underwent, there was a notable volume of demolition and construction waste. Some of the strategic approaches adopted include:
- Efficiency by focusing on reuse and (on site): 100% of the building structure was reused, while materials that are typically replaced during a refurb like mechanical ducts, fire water piping, balustrades and sanitary fittings and fixtures were reused.
- Reducing waste by ensuring Maximising the usability of any waste that had to be sent off-site for recycling: The main contractor developed and implemented a detailed demolition plan, which skilfully and systematically set out how the existing components would be deconstructed into the various materials types, allowing for a seamless separation process on site, for collection by external recycling contractors.
- Sourcing reputable recycling contractors that ensured that any construction waste was indeed recycled and did not end up in landfill
- Educating sub-contractors and employees on waste minimisation techniques during construction and the importance of separation at source.
