Sustainable building features include
- Block A reduces greenhouse gas emissions associated with operational energy consumption by ensuring the project only uses energy efficient LED light fixtures, providing energy efficient equipment and an energy efficient HVAC system.
- The building uses non-potable rainwater for heat rejection, toilet, and urinal flushing. Stormwater is collected via the precinct attenuation and retention ponds, pumped to Block A’s 60kL of water storage tanks installed. Water efficient sanitary-ware fittings have also been installed to further conserve water as much as possible.
- Fresh air rate is supplied at a minimum of 12.5l/s/person for 100% of the usable area.
- Light fixtures have been fitted with motion sensors. Minimal hot water supplier will be integrated into the building. The lighting power density for 95% of the UA is less than 1.5W/m2 per100 Lux at 720 mm AFL with a default maintenance factor of 0.8.
- The office harvests natural daylight to offset electrical lighting.
- Sub-metering of all major water and energy consuming systems has been installed. Gathering information is key to understanding and managing building systems in order to assess opportunities for water and energy savings.
- Integrated BMS system records and logs energy and water usage within the building and can be displayed in real time.
- Over 95% of all paints, adhesives and sealants have VOC levels. 100% or Carpets are low VOC. This improves the indoor environmental quality of the building hence making it a healthier workspace.
- The offices space is designed to optimise the users’ productivity and satisfaction through the organization’s work style, processes and space program and design.
- Recycling waste sorting bins are provided within the basement waste area, this helps control operational waste and divert any recyclables from landfills.
