14 Dock Road Elevates Green Building Performance
14 Dock Road has been awarded a 5-Star Green Star SA Office v1.1 As Built certification, recognising its commitment to sustainable, high-performance design.
7The development comprises a three-level shared basement topped by a seven-storey office building and roof terrace, with a total gross floor area of 10,048 m². Designed to meet stringent Green Star requirements, the project integrates a wide range of environmental and occupant-focused initiatives that enhance both resource efficiency and occupant experience.

What makes 14 Dock Road a standout project is the commitment to evidence-based design. Through detailed modelling, careful material selection and ongoing performance strategies, the team has delivered a building that not only meets Green Star benchmarks but is positioned to operate efficiently long into the future.
From a resource performance perspective, 14 Dock Road employs advanced energy modelling to optimise the building envelope, reduce greenhouse gas emissions and ensure long-term operational efficiency. The installation of 64.8 kWp of rooftop PV, efficient hot water generation via two heat pumps, and an intelligently designed lighting system supported by occupancy sensors and right-sized illuminance levels, further reduce energy consumption. Sub-metering of major energy and water systems, together with water-efficient fittings, enables ongoing monitoring and responsible use of resources. To minimise environmental impact, the project uses refrigerants, fire suppression systems and insulation with zero Ozone Depleting Potential, and it provides a dedicated recycling area to reduce waste to landfill.
A strong emphasis has also been placed on occupant wellbeing and overall operational sustainability. Abundant natural daylight, access to external views and the use of low-toxicity interior finishes contribute to a healthy indoor environment. Thermal comfort is ensured through modelling aligned with ASHRAE Standard 55-2004, maintaining acceptable temperatures for at least 98% of occupied hours. Cyclist facilities support physical activity, while a dedicated prayer and quiet room offers space for reflection and mental wellness. In addition, comprehensive Waste Management and Environmental Management Plans were implemented prior to construction, ensuring responsible practices throughout the building’s development.
The certification highlights 14 Dock Road’s commitment to environmental responsibility, resource efficiency and enhanced user wellbeing, setting a benchmark for sustainable commercial offices in South Africa.
