The proposed building, consisting of a modern office, is positioned on the top left corner of Plot 64289 in Fairground Special Economic Zone (Gaborone), next to the motor dealership on the remaining extend of the stand.


The building encompasses approximately 2800m² of building area over four storeys (Ground Floor +3 Storeys). On the ground floor, there is staff and disabled access from the parking area as well as staff shower rooms. On the first floor there is a reception area and offices. The remaining two floors are for offices. There are two external terraces, one on the first floor and one on the third floor. Parking is located on-grade, partially under the first floor slab and the balance on the rest of the site potion around the building. Shading for the parking will be provided.

Architectural Language: The use of glass rendered specialist plaster and concrete, as well as discrete vertical shading elements, accentuates the contemporary architectural approach. Its angular footprint allows addressing the building volumetric shape to as Billboard Building. Thanks to its shape, the perception of the building from the distance is increase as the building is raised one full level, by accentuating the effect of the distinct, iconic, architectural language, while providing better views from inside of the building to the surrounding areas for the enjoyment of staff and visitors. The design also ensured that best views are from the terrace on the angular corner of the top level, directly connected to the entertainment areas.

Sustainable building features include

  • Prior to construction, a comprehensive Environmental Management Plan was developed and implemented throughout the development of the building to minimize the impacts of construction work on the local environment. The building has also targeted to have over 70% of their construction waste to be reused or recycled . Contractors on the project have also been conscious of the materials used within the structure, making use of concrete with reduced Portland cement and reinforced steel made of 92% of recycled content.
  • All selected gaseous and fire suppression systems and thermal insulants used for the development have an Ozone Depleting Potential (ODP) of zero, to eliminate any contributions to long-term damage to the earth’s stratospheric ozone layer.
  • Evaporative cooling towers or other evaporative cooling systems that creates the risk of legionella disease are eliminated from the design of the building.
  • Adhesives sealants and carpets have low VOC emissions
  • The building achieves a savings using water efficient fittings that limit the occupant water usage.
  • 90% postconsumer recycled content for steel.
  • The project achieved innovation points for a GSSAAP Team- where 5 professional team members and 4 members of the main contractor has successfully completed the online Green Star New built course. Ensuring an enhanced understanding of the green star rating tool.
