92 RIVONIA ROAD development, developed by Smartgrowth Investments (2017), is a boutique 4-Star Design Office v1.1 building situated in the heart of Sandton, opposite Sandton City and the Sandton Gautrain


Situated in the heart of Sandton, opposite Sandton City and the Sandton Gautrain, 92 Rivonia Road is a multi-use building boasts retail levels below, offices and an upper level restaurant and conference venue. The retail levels below are visible from street level and allows high-end retailers to display and sell goods.

Sustainable building features include

  • The heating ventilation and air conditioning system is a cooled air system. Making use of minimal water usage.

  • Minimal hot water supplier will be integrated into the building.
  • The lighting power density for 95% of the UA is less than 1.5W/m2 per100.
  • Water closets, urinals and tape fixtures all reduce water consumption.
  • Paints, adhesives sealants and carpets have low VOC emissions.
  • Integrated BMS system records and logs the all energy and water usage within the building and can be displayed in real time.
