ENSafrica is located within a 4 Star- Green Star Office v1.1 Design Certification building, positioned on Cape Town’s foreshore at 35 Lower Long street.
7The ENSafrica fit-out spans the building’s Upper Ground level, level 10, five integrated office levels with a dedicated client front office and exclusive restaurant on the 23 level. The project fit out is designed and constructed to achieve a 5 Star – Green Star Interiors v1 Certification. The fit-out comprises quiet, sound-proofed spaces, which have special features to enable e-meetings and provide individual, custom settings, including temperature and lighting adjustment. Juxtaposed are accessible communal areas on each level which encourage natural collaborative flow and which have access to natural light and breath-taking views.
These prime areas across levels are shared by all occupants and fitted with feature hand basins, custom planters containing plants indigenous to Africa, organic-shaped lights and walk-ways which are designed with environmental land-art, and have impressive views over the city.
There are multiple and different communal areas located on levels 10 and 23, which can be used formally and informally, encouraging movement to specific destinations and the spontaneous connection between clients and colleagues.

Sustainable building features include
- Majority of the appliances and tenant equipment in the fit-out are energy efficient, i.e. rated under the Energy Star® system or the European Energy Labelling scheme
- All printers and photocopiers within the occupiable area of the building meet the standards for low harmful emissions.
- The fit out achieves a 66% improvement in outside air requirements of SANS 10400-O.
- All lighting in meeting rooms and office pods are controlled via wall-mounted switches enabling each occupant in these areas to have the ability to control the lighting levels in their immediate environment.
- All selected gaseous and fire suppression systems and thermal insulants used for the development have an Ozone Depleting Potential (ODP) of zero, to eliminate any contributions to long-term damage to the earth’s stratospheric ozone layer.
- Evaporative cooling towers or other evaporative cooling systems that creates the risk of legionella disease are eliminated from the design of the building.
- Paint, adhesive’s sealants, and carpets have low VOC emissions.
- The furniture, assemblies and floor coverings used have 3-rd parties Eco- labels and certificates, reducing the environmental impact.
- The building achieves a savings using water efficient fittings that limit the occupant water usage.
- The Fitout is located in a base building that has a 4 Star- Green Star Office v1.1 Design Certification. The project selected a Building that have inherent credentials that support environmental sustainability.
