7How does EDGE work?
- The developer and professional team perform a self-assessment of the proposed design. They may get a sustainability consultant to help them achieve EDGE compliance and ensure all details are correctly entered into the tool.
- If the self-assessment checks out, the developer may secure preferential finance from an investor. Getting this preferential finance will be contingent on achieving EDGE certification.
- The developer’s professional team puts the documentation together to show compliance for EDGE certification. They may employ the services of a sustainability consultant to do this.
- The developer appoints an accredited EDGE auditor to act as the independent assessor of the submission provided by the professional team. The interim audit is an assessment of design documentation, and the final audit is an assessment of the as-built documentation as well as a site audit.
What are the costs?
- Incremental increased cost of construction for materials and systems required to meet EDGE requirements.
- EDGE auditor fees.
- Registration fees with the GBCSA. These are based on the number of typologies and the project area (see calculator below).

Frequently asked questions
Can the sustainability consultant and the EDGE auditor be the same person?
No – but they can be from the same company, provided that company agrees to set up a chinese wall between the sustainability consultant at the EDGE auditor.
Do you get a certificate or plaque for EDGE accreditation?
Projects receive a certificate confirming EDGE accreditation, which may be displayed.
Does EDGE accreditation apply to the building, or to each unique typology?
EDGE accreditation is done at the typology level. So if a development has 3 unique typologies, then each one will need to meet the EDGE requirements for the development to be EDGE certified.
Is it possible to pursue a rational assessment for the energy category?
Yes, if the 20% reduction in energy cannot be achieved through the prescriptive EDGE energy calculator, then a rational assessment may be pursued.
