This achievement is the culmination of a remarkable journey that began over a decade ago. From Alice Lane Phase I (2012), through Phase II (2013), to Phase III (2015), Solid Green has had the privilege of working as the precinct’s Green Building Consultant, guiding these projects through the early stages of sustainable design and embedding green building strategies into the DNA of the precinct. We are thrilled to see them recognised for achieving yet another milestone with a Net Zero certification.

Redefine has developed a precinct that has been recognised by the GBCSA for achieving Net Zero Carbon performance, with 48.1% of remaining emissions addressed through verified offsets.

This certification is a reflection of Redefine’s long-term vision and commitment to decarbonisation. By investing in green building strategies early on, and continuing to push for innovation in sustainability, Redefine has demonstrated true leadership in shaping a greener urban future.

The Solid Green Contribution

At Solid Green, we are honoured to have contributed to this journey – laying the foundations for spaces that not only perform efficiently today, but that also stand as beacons of resilience and sustainability for years to come.

Our involvement extended well beyond design certification. Working closely with Redefine, we:

Led the integration of sustainable features such as energy-efficient lighting, air-conditioning systems, natural daylight optimisation, stormwater management, and green operational policies.

Benchmarked energy and water use against industry standards to ensure best-in-class performance.

Guided the refrigerant phase-out policy and sustainable procurement strategies, ensuring resilience for the long-term.

Partnered with Brundtland Consulting on carbon credit strategies, creating a pathway for verified emissions offsets that completed the Net Zero picture.

This milestone reflects both design intent and operational reality, which we take great pride in delivering for our clients. We make sure every initiative is tailored to the project, ensuring that implementation is seamless and fully justifiable.

Redefine: A Leader with Nine Net Zero Buildings

With Alice Lane Phases I–III now certified, Redefine has become the first South African REIT to achieve nine Net Zero Carbon certifications across its portfolio, including Convention Tower, Ballyoaks Office Park, and earlier projects such as Rosebank Link and 90 Rivonia (Property Wheel, Aug 2025).

At Solid Green, we are proud to have contributed to many of these milestones by supporting Redefine’s efficiency-first approach. This achievement is a testament to the strength of collaboration between client and consultant. Redefine’s leadership and commitment, combined with Solid Green’s technical expertise, have created a benchmark precinct that demonstrates how green building consultancy can deliver real, verified decarbonisation.

Congratulations once again to Redefine Properties on this exceptional accomplishment. We look forward to building on this success and continuing to drive South Africa’s transition toward a truly Net Zero future.

Proposals for the Alice Lane site, located in the heart of the Sandton CBD, began in the early 2000s. Over a period of time, the masterplan for the site evolved to include a public piazza bordered by three iconic buildings. This space, onto which several restaurants open, provides a sensitive pedestrian interface that attracts people to the precinct.

A Precinct Overview

Alice Lane Building 3 (Credit: Tristan McLaren for Paragon Architects)

Paragon Architects was responsible for the design of the entire precinct, which was developed by Abland and subsequently acquired by Redefine Properties. Duanne Render director at Paragon says:

The concept for the piazza was to create a meaningful public space by providing active and quiet places for the public; drawing people into the precinct by providing retail and a variety of food offerings; while also using elements like artworks, planting and a carefully designed water feature.

Access to the three buildings is through three individual cores opening off a single super-basement – there are three pedestrian access points to the piazza at street level and three vehicular entrances off Fredman Drive, 5th Street and Alice Lane, respectively.

Alice Lane Building 1

Alice Lane Building 1 was designed to accommodate primary tenants Marsh, Standard Bank, Virgin Active, Bloomberg, and Adams & Adams over eight floors, with six parking levels. Completed in August 2013, the building holds a 4-Star Green Star SA Office V1 Design certification.

Alice Lane Building 1 (Credit: Andrew Bell for Paragon Architects)

Alice Lane Building 2

Building 2, the home of anchor tenants Sanlam and Santam, accommodates seven office floors and nine parking levels. Completed in 2012, it achieved 4-Star Green Star SA Office V1 Design and As-Built certifications.

Alice Lane Building 2 (Credit: Andrew Bell for Paragon Architects)

Alice Lane Building 3

Building 3 was the final building to be completed in the precinct in January 2017, and comprises offices designed for anchor tenant law firm Bowman Gilfillan, together with retail units. With a 4-Star Green Star SA Office V1 Design certification already in hand, the As-built submission for this building is underway at the time of writing, with certification expected in August 2017.

Alice Lane Building 3 (Credit: Andrew Bell for Paragon Architects)

Sustainability Features

As the precinct is located on a brownfield site, there was no disturbance of previously unused land for construction.

The designs of all three buildings allow for maximum natural daylighting into the office spaces, while optimising occupants’ external views from their work stations.

Energy efficient lighting and air-conditioning systems have been employed throughout.

In all cases, water and energy meters were installed and connected to Building Management Systems to support proper facilities management of water and energy consumption.

An independent commissioning agent was appointed to manage the CIBSE (Chartered Institution of Building Services Engineers) commissioning process of each project.

Through its commitment to design excellence and green building principles, the Alice Lane precinct has raised the bar for commercial developments in Africa.
